Development Team

Shannan Fletcher

Director of Real Estate Acquisitions

Shannan joined the JSM team in 2023 and currently serves as the Director of Real Estate Acquisitions. She oversees and directs the Investments Team in the uncovering and analysis of acquisitions, purchases, and development opportunities for Hartman Capital, LLC and affiliated entities. Holding an MBA from Eastern Illinois University and a state certified real estate brokers license, she also brings years of national commercial real estate development and acquisition experience to JSM. Shannan believes that success comes from teamwork, building trust in relationships, patience, and double checking everything.

Executive Leadership Team

Scott Kunkel

Since 1996, Scott Kunkel has been part of the team at JSM and currently serves as the Chief Executive Officer where he establishes the overall vision for the organization, equips and empowers senior leadership to accomplish shared goals, and has final responsibility for the success of JSM. A Texas A&M and University of Illinois graduate as well as a licensed architect in multiple states, Scott offers decades of experience in a broad range of successful real estate development activities in a variety of asset classes, a demonstrated ability to achieve consensus and buy-in from all stakeholders, and a passion for creating value for the benefit of investors and users. Scott believes the real value in real estate development and investment comes from creating trusted relationships through delivering on promises and exceeding expectations.

Chief Executive Officer

Paul Cousert

Paul has been part of the JSM team since 2007 and currently serves as the Chief Operating Officer. He leads the maintenance, carpentry, painting, facilities, and services departments. In addition, Paul oversees Capital Improvement, property construction, and special project operations with a primary focus on maximizing productivity and efficiency. An Army veteran and Eagle Scout, Paul’s leadership experience, integrity, and dependability have prepared him for his role at JSM. Paul believes that the real value in development comes from taking initiative, setting the market standard, and providing the highest levels of customer service. Paul’s career goal is to develop daily operation strategies in support of the CEO’s vision.

Chief Operating Officer

Nathan Willard

Nathan has been with JSM since 2010 and currently leads the HR, IT, and Marketing divisions as the Chief Administrative Officer. He provides leadership, thought partnership, and tactical support to all JSM staff by ensuring all organizational systems, policies, and practices reflect the mission, core values, and principles. An Illinois State University graduate as well as a certified professional in Human Resources, Nathan understands the importance of professional development and workplace synergy. Nathan believes that the organization’s greatest asset is the people and is driven to provide them with the best possible experience.

Chief Administrative Officer

Since 2008, Emily has been part of the team at JSM and currently serves as the Chief Revenue Officer for Leasing Operations and Commercial Real Estate. In this role, Emily has ultimate responsibility for JSM’s extensive national commercial portfolio including managing revenue, developing, and executing growth strategies, and leading the commercial property support team. Her professional path after graduating from Illinois State University includes extensive experience in corporate sales and marketing followed by a transition into shared leadership of the residential property management team for JSM. Emily’s success with these challenges, demonstrated aptitude in strategic planning, and nuanced ability to develop and manage tenant relationships propelled her into her current role. Emily offers a comprehensive understanding of all aspects of JSM’s commercial activities and leads the integration of these assets into the overall operations and success of the JSM family of companies. Emily is committed to establishing and maintaining trust with our outside clients and partners while simultaneously encouraging and empowering her staff in their own personal and professional growth.
